What are home measurement services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, an appraiser takes measurements of your home or property with a measuring tool — either a tape or laser measuring device. As they tour the house, they note the layout of the rooms and other features, like stairs, entryways, and pantries. They might sketch out the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total living area and the overall layout of the home. The completed report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When do I need a measurement service?

Disputing property taxes

Property tax records frequently reflect the wrong square footage because the values can come from several sources, and occasionally go unverified — meaning you may be taxed for more space than you own! Unless an appraiser has recently performed an evaluation on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before contesting your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A measuring service will secure a fair price for your property. Living space is one of the most important factors potential buyers look for when purchasing a house — but since these values are frequently estimated rather than properly measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your property, but possibly even the amount of interested buyers. The only dependable method of using a definitive GLA when listing your home is to reference a recent appraisal or measurement service carried out by a certified appraiser (after any renovation that might have affected square footage).

Material for agents

To make certain that your client's property sells at a price that properly reflects true market value, we advise seeking a floorplan service for the property. Your clients, and potential buyers, will appreciate your scrupulousness, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tool to interest potential buyers because they can review the layout and details of the house before and after a showing. Contact Tony G Weldon, R.E.
